Make Offer
My potential employer wants to talk to me on the fone abt the offer they are going to make Is this good sign?
They wanted to know the salary i was making at my old company and then instead of making an offer, now want to talk to me on the phone before they make a written offer, is this a good sign? What should I be expecting? Are they trying to get me to negotiate?
Just let them make their pitch. For my current job (7 yrs come June) I received a phone call first asking if I was still interested in the job at a specific figure. I said yes and later that week recived the official letter of intent.
Just a step to see if you are still interested before they make you the offer in writing.

Making Offers For Single Family Real Estate Investments
The best way to determine the true market value of a house is by locating comparable sales (comps) on MLS (similar properties that have been sold recently in the same neighborhood.) If you don't have access to MLS, simply request an unfliltered report from a realtor and have a local mentor review it with you.
Rehab expenses are what it will cost to get your property in perfect condition for five years. Don't scrimp on things like air conditioning or foundation- if it will be a problem within the next five years fix it. If the numbers don't work give a lower offer, and if that doesn't work choose another property.
After you figure out transaction costs (like inspections) it's time to calculate the lowest equity capture you'd be comfortable with. Equity capture is the money you automatically make when buying a property below it's value.
Next, you figure out the market rent. You will need to evaluate comps for this factor as well- as compared to similar properties in the neighborhood your property should be on the lower end (think "best product, best price.") Again, if the deal doesn't work, move on.
Another factor to keep in mind is montly expenses- mortgage, interest, taxes, insurance, maintenance (which should be minimal if you rehabbed sufficiently), and vacancy (again, the likelihood of vacancy is reduced when you are on the lower end of the spectrum for asking rent- saving you money in the long run).
Finally, focus on cash flow- never buy a property that doesn't cash flow. Initial equity and appreciation should be considered the icing on the cake- investing with only these factors in mind is speculation and generally ends up hurting you. Expect $200 of monthly cash flow (rent minus expenses) if you are real estate investing in Texas.
